Site Plan “Deemed Complete”

So the initial process of the development was submitting a site plan application to the municipality. This site plan covers my development in terms of everything that I will do to the lands in and around my development, it does not cover the building permit.

What were they looking for? For starters the size, footprint and location of the planned building. The ensures that the planned development meets all the zoning bylaws and restrictions including lot coverage, set backs and any right of ways that may be included.

Next they are looking proper planning around storm water management. This includes a grading plan for the site and civil engineering around the amount and quality of the runoff post development. The grading and storm water management plan are a considerable amount of this site plan as the engineers plan to hold water on the site to meet runoff requirements.

Among other things the site plan also includes a landscape plan, and site servicing plan. It took a long time including a phase 1 environments, topographic survey and geo technical investigation to gather all the required information.

Now that the site plan application has been submitted and “deemed complete” by the planning department, it will now be circulated to various stakeholders for initial comments, following comments we can move forward with the building permit portion of the project.
